1. Scope

This Privacy Policy describes how information is handled when you use Invyzer's website, account features, property-analysis and decision-support tools, reports, portfolio features, free calculators, document features, support functions, and other services that link to this policy. Property information obtained from public, licensed, commercial, or user-provided sources is different from private account information, saved reports, uploaded files, notes, and usage history.

2. Information you provide

We may collect account and profile information; property addresses and characteristics; purchase, rehabilitation, financing, rent, expense, portfolio, and investment assumptions; comparable selections and manual overrides; completed-investment outcomes; saved reports; scope profiles; uploaded inspection or property documents; support messages and feedback; communication preferences; and subscription or purchase information.

Do not provide Social Security numbers, banking credentials, complete payment-card details, government identification, health information, or unrelated tenant, borrower, or other sensitive personal information unless Invyzer expressly requests a specific type of information for a supported feature.

3. Information collected automatically

When you use the service, Invyzer and its service providers may process technical and usage information such as network or IP information, browser and device information, timestamps, referring pages, pages and features used, session activity, error and performance information, cookie or similar identifiers, UTM campaign values, and conversion or product-usage events.

Invyzer's first-party product analytics are designed to use an anonymous session identifier for unsigned-in session measurement and do not intentionally store raw visitor IP addresses in the analytics-event record. Separately, infrastructure and security providers may process network information as necessary to deliver and protect the service.

4. Property and investment information

Property addresses, public or commercially sourced property facts, comparable-property information, purchase assumptions, rehabilitation assumptions, financing inputs, rental information, and similar property data may be processed to generate analyses and provide the service. Private saved reports, portfolio records, uploaded files, and account-specific assumptions are treated as account information rather than public property records.

Aggregated or de-identified platform information may be used to evaluate model accuracy, improve underwriting and calculation methods, monitor data quality and system health, and develop product features. Where projected and actual investment outcomes are provided, they may be compared to evaluate model performance and calibration.

5. Billing information

Payments are processed by Stripe or another designated payment processor. Invyzer does not receive or store complete payment-card numbers or card security codes. We may receive and store billing identifiers, customer or subscription identifiers, subscription status, plan information, invoice or transaction references, purchased-report information, payment status, and related account metadata needed to provide paid services and maintain business records.

6. Analytics, attribution, and cookies

Invyzer uses cookies and similar technologies where needed for authentication, security, preferences, analytics, and attribution. We use Google Analytics to understand website traffic, acquisition sources, engagement, and conversion activity. Information used for measurement may include pages viewed, session activity, referrer information, UTM campaign values, and events such as opening a free tool, registering, starting or completing an analysis, or completing a report or subscription purchase.

Invyzer also maintains first-party operational analytics to understand use of the service and conversion funnels. Browser controls may allow you to block or delete certain cookies, although blocking cookies required for authentication or security may prevent parts of the service from functioning correctly.

7. How we use information

We use information to create and authenticate accounts; provide property analyses, reports, calculations, portfolio functions, and requested document processing; save user preferences and work; manage subscriptions, report credits, and account entitlements; provide support; prevent fraud and abuse; troubleshoot errors; secure and monitor the service; understand traffic and product usage; measure acquisition and conversions; evaluate data and model quality; improve features and calculation methods; maintain business records; enforce agreements; and comply with applicable law.

To limit automated or repeated free-account creation, the service may retain a cryptographic hash of the public network address associated with successful registrations for a limited anti-abuse window. The raw address is not stored in that registration-control record.

8. How we disclose information

Information may be disclosed to service providers that help operate Invyzer, including hosting and database infrastructure, property-data and mapping providers, payment processors, transactional email providers, analytics and measurement providers, logging or monitoring providers, security services, and document-processing infrastructure. Providers receive information as reasonably necessary to perform their services and are subject to their own contractual, legal, and privacy obligations.

Information may also be disclosed when you direct us to share it, when required by law or valid legal process, when reasonably necessary to protect the rights, safety, security, or integrity of Invyzer or others, or in connection with a merger, financing, acquisition, reorganization, sale of assets, or similar business transaction. Invyzer does not sell private saved reports, portfolio records, uploaded documents, or account credentials for money.

9. Automated analysis and model improvement

Invyzer uses automated calculations, algorithms, and decision-support methods to generate property estimates, comparable-property analysis, rehabilitation estimates, financial projections, strategy comparisons, ratings, and related outputs. These automated outputs are estimates and are not appraisals or professional advice.

Account and property information may be processed to provide requested analyses and to evaluate and improve Invyzer's own calculation methods, data quality, and product performance as described in this policy. Invyzer does not represent that private account reports or uploaded documents are made publicly available merely because they are processed by automated features.

10. Administrative access

Authorized administrators may access account diagnostics and aggregated or report-level information where reasonably necessary to support users, investigate errors or abuse, evaluate system and data quality, reconcile account entitlements, and improve the platform. Administrative access is restricted by role and should be used only for legitimate operational purposes.

11. Data retention

Information is retained for as long as reasonably necessary to provide the service, maintain accounts and business records, process transactions, resolve disputes, enforce agreements, prevent fraud and abuse, meet legal obligations, protect product integrity, and maintain backups. Retention varies by data type, account status, operational need, and legal requirements. Information may be deleted or de-identified when it is no longer reasonably needed, subject to backups and lawful exceptions.

12. Security

Invyzer uses administrative, technical, and organizational safeguards designed to protect account information and the service. No internet service, transmission method, or storage system can guarantee absolute security. Use a unique password and notify support through the in-app Contact Us feature if you believe your account has been compromised.

13. Your rights and choices

You can update certain profile, property, and investment information within the service. Depending on where you live, applicable law may provide rights to request access to, correction of, deletion of, or a copy of certain personal information, or other rights concerning particular processing activities. Requests may require reasonable verification, and some information may be retained where permitted or required by law. Registered users can submit privacy requests through the private Contact Us form in Settings.

14. Age requirement and users outside the United States

Invyzer is not intended for or directed to individuals under 18 years of age. Individuals under 18 may not create an account, purchase a report or subscription, or use the Services. We do not knowingly collect personal information from individuals under 18. If we learn that we have collected personal information from an individual under 18, we may take appropriate steps to delete that information, subject to applicable law and legitimate recordkeeping requirements. If you believe an individual under 18 has provided personal information to Invyzer, contact us through the available support channel.

Invyzer operates from the United States. If you access the service from another country, information may be processed in the United States and in other locations where service providers operate, subject to applicable legal requirements.

15. Changes to this policy

This policy may be updated as Invyzer's product, providers, business practices, or legal requirements change. The revised policy will display an updated date, and material changes will be communicated as appropriate or required by applicable law.

16. Contact

Registered users can submit privacy questions or requests through Contact Us in Settings. Direct contact information is not displayed publicly.
