Questions investors actually ask.
How Invyzer works, what it analyzes, where the data comes from, how reports and pricing work, and what to expect before you put a real deal through it.
What does Invyzer do for a real estate investor?
Invyzer takes the information about a property and turns it into a complete investment analysis. It looks at things like purchase price, comparable sales, ARV, rehab, financing, rental income, cash flow, ROI, profit potential and risk to help you determine whether a property is actually worth pursuing.
Instead of looking at one calculation in isolation, Invyzer brings the different parts of the investment together so you can understand the deal as a whole.
Why wouldn’t I just use Excel?
You can. Invyzer isn't built because Excel can't do the math.
The problem is that analyzing a deal usually means spreadsheets, listing sites, comparable-sale research, rent research, rehab estimates, financing calculations and assumptions scattered across several different places.
Invyzer brings all of that information together into one repeatable workflow, generally in less than one minute. It handles much of the research and calculation while still allowing you to review, verify and change the assumptions yourself.
The goal isn't to replace Excel because Excel doesn't work. It's to eliminate the time and repetition required to build the analysis yourself.
What numbers does Invyzer calculate?
Depending on the investment strategy, Invyzer can calculate and analyze metrics including estimated ARV, rehab costs, total investment, cash required, financing costs, funding gap, monthly rental cash flow, cap rate, cash-on-cash return, ROI, estimated resale profit, maximum allowable offer, selling and transaction costs, BRRRR refinance assumptions, post-refinance cash flow, capital remaining in the deal and strategy-specific returns.
The purpose isn't simply to produce more numbers. It's to show how those numbers interact and what they mean for the investment.
Does it work for flips?
Yes. Flip analysis is one of Invyzer's core strategies.
Invyzer analyzes purchase price, comparable sales, ARV, rehab, financing, holding and selling costs, potential resale profit and returns to help determine whether the margin in a flip justifies the investment.
Does it work for rentals?
Yes.
Invyzer analyzes rental income, expenses, financing, monthly cash flow, cap rate, cash-on-cash return and other rental metrics.
It can also help you understand how changes in rent, purchase price, expenses or financing affect the investment.
Can I compare multiple properties?
Yes.
Your reports are saved so you can evaluate multiple opportunities rather than treating every property as an isolated calculation.
Invyzer is ultimately designed to help answer a larger question: Where should I deploy my capital?
Comparing opportunities is an important part of answering that.
How does Invyzer analyze risk?
Invyzer looks beyond projected profit.
It surfaces factors that can weaken a deal, including aggressive assumptions, property information, comparable-sale support, rehab exposure, financing and strategy-specific financial risks.
Invyzer also separates Data Confidence from the investment rating. This distinction is a major part of how the system works.
A property can look fantastic on paper and still be supported by weak assumptions or incomplete information. Good numbers don't automatically mean there isn't something hiding underneath them.
That's why Invyzer evaluates both the potential investment and how much confidence you should have in the information supporting that analysis.
Can I change assumptions and run different scenarios?
Yes.
Invyzer's analysis is editable. You can change assumptions such as purchase price, rehab, financing, rent and other variables and see how those changes affect the investment.
The first analysis isn't intended to be an untouchable answer. It's a starting point that you can verify and refine.
Where does the data come from?
Invyzer uses third-party property and real-estate data sources along with information provided by the user.
Depending on the analysis, that can include property facts, comparable sales, rental information and other market data.
Third-party information can occasionally be incomplete, outdated or incorrect, which is why Invyzer shows supporting information, provides Data Confidence and allows investors to review and change assumptions.
How accurate is the analysis?
Invyzer's calculations are based on the data and assumptions available, so the math can be precise while real-world estimates still carry uncertainty.
ARV isn't an appraisal, rehab isn't a contractor quote, and projected rent isn't guaranteed rent. That's why Invyzer shows supporting information and Data Confidence instead of treating every estimate as equally certain.
Just like experienced investors do, users should review and verify important information such as comparable properties, rehab costs, rents, financing terms, taxes, insurance and property condition. Updating Invyzer with verified, deal-specific information can significantly improve the accuracy of the analysis.
Invyzer is also designed to improve as market conditions change and additional data becomes available, allowing its analysis and assumptions to adapt to newer market information rather than relying solely on static benchmarks.
The better the data going in, the stronger the analysis coming out.
How long does it take to analyze a deal?
Generally less than one minute.
Invyzer takes research and calculations that could otherwise require jumping between listing sites, comparable sales, rental research, spreadsheets and calculators and brings them together into a single analysis quickly and repeatably.
More complex reports or properties with limited available data may require additional time, but the goal is to dramatically reduce the time between finding a property and understanding whether it's worth investigating further.
Can I use it on my phone?
Yes.
Invyzer is designed to work on mobile devices as well as desktop, so you don't have to be sitting behind a computer every time you want to review a property.
Can I share the analysis with a partner or lender?
Yes.
Invyzer creates a structured analysis that can make it much easier to review the deal with partners, contractors or other people involved in an investment.
Eligible reports can also be exported to PDF for sharing.
A lender ultimately determines what information it accepts as part of its own underwriting process, so an Invyzer report isn't intended to replace lender-required documentation or an appraisal.
Can I export or print reports?
Yes.
Eligible Invyzer plans and reports can be exported to PDF, giving you a professional record of the investment analysis that can be saved, printed or shared.
Does Invyzer tell me whether I should buy the property?
Invyzer provides an investment rating and can identify strategies that appear stronger based on the available data and assumptions.
But the final decision is yours.
Invyzer is designed to help you make a better-informed investment decision, not pretend software can eliminate uncertainty or make the decision for you.
How much does Invyzer cost?
Invyzer offers monthly plans at Basic $20/month, Plus $49/month and Pro $99/month. Each plan provides a different level of analysis, reporting, portfolio tools and features.
You don't have to subscribe to use Invyzer.
Individual reports can also be purchased without a membership, making it possible to use Invyzer only when you have a deal you want analyzed.
Is there a free trial?
Yes, although it works differently from a traditional time-based trial.
Creating an Invyzer account is free, no credit card is required, and your first property analysis includes access to a full Pro-level report.
That lets you run an actual property through Invyzer, review the analysis, explore the report and test the platform before deciding whether you want to pay for anything.
Do I need a credit card for the free trial?
No.
Creating an account and running your first Pro-level property analysis is completely free and does not require a credit card.
You only provide payment information if you later decide to purchase another report or subscribe to a paid plan.
Who is Invyzer designed for?
Invyzer is primarily designed for residential real-estate investors, including house flippers, rental-property investors, BRRRR investors, newer investors learning how to evaluate opportunities and experienced investors looking to make their existing process faster and more consistent.
It can also be useful for realtors, investor-focused agents, contractors, partners and others involved in evaluating residential investment opportunities.
What can Invyzer catch that I might miss?
Often, the danger isn't one catastrophic number. It's several smaller assumptions working against you at the same time.
An aggressive ARV, slightly underestimated rehab, higher financing costs, unexpected expenses or lower rent might each look manageable individually but completely change the investment when combined.
Invyzer brings those assumptions together, highlights potential risks and allows you to stress-test them before your capital is committed.
And as you build a portfolio, the analytics can reveal something else that's difficult to see deal-by-deal: patterns in your own investing.
If you're consistently underestimating a certain rehab category, spending more in certain areas, missing rent projections or performing better with one strategy than another, that history can help you make better decisions going forward.
The easiest way to understand Invyzer is to use it on a property you actually care about.
